Auction Property Transactions

No nonsense advice

If you buy at auction, then Caveat Emptor! Let the buyer beware.

Purchasing at Auction

Of course, you do not have to have the legal pack checked by a solicitor, but most of those who bid at auction will take that precaution. Taunton Solicitors can check for title defects, restrictions that might affect the use of the property, the availability of required rights and issues within the conveyancing searches. We can identify which costs and fees will be recoverable from the purchaser, in addition to the bid price.

Taunton Solicitors recommend that buyers have the legal pack reviewed by an experienced auction conveyancing solicitor at our firm. They will review the title and documents and catch missing information and issues or discrepancies with the paperwork. We recognise the need to review packs and advise within tight timescales and will do our best to accommodate those needs. It will give you the reassurance that you might need, before committing to significant purchase. It might save you from disaster.

If you are a successful bidder, the cost of the initial review and report will be taken into account, when assessing the costs of moving from the auction to completion and registration.
